At 2216 Park Avenue, a coffee bar and a dark dining room now share a lobby. Casa Rassi, the specialty coffee pop-up, has a permanent home there as a hotel-lobby café inside The Daydrift. Las' Lap is in the same building. Chef Kwame Onwuachi's West Indian and Afro-Caribbean restaurant closed June 28 for what was supposed to be a summer break. Its operators then learned the hotel was being sold and that the likely buyer planned to gut the space. They told Miami New Times they have been "left in limbo."
That one address sums up South Beach's summer. The restaurants that went away mostly went with their buildings. The places opening this fall come largely from people who have already run a room on this island and know which blocks keep a dining room busy on a weeknight.
The biggest single loss was a hotel. The W South Beach at 2201 Collins Avenue was set to close August 20, 2026, with Marriott no longer running it after that date. Hilton and Reuben Brothers have announced that the property will reopen as the Waldorf Astoria Miami Beach in Winter 2027. The plan calls for 348 ocean-view suites with balconies, a new lobby and Peacock Alley, and new restaurant and spa programs, according to the Miami Herald.
Two restaurants closed with it. Mr Chow had served Peking duck and nightly hand-pulled noodles inside the hotel since August 2009, a run of nearly 17 years, and closed in June without a public statement. Mary Lou's, the Palm Beach supper club, opened January 30 in the hotel's former WALL lounge. That made it one of the shortest residencies on Collins this year.
The Daydrift has changed hands before. Blue Suede paid $12.8 million in 2024 for the former Kayak hotel at 2216 Park Avenue, with plans to rebrand and renovate it, The Real Deal reported. The current sale is known only through what Las' Lap's operators told New Times. No buyer, price or closing date has been reported.
At the Gale South Beach, 1690 Collins Avenue, one tenant left and another arrived. Medium Cool, the jazz and cocktail bar in the hotel's basement, ended a run of nearly four years on August 22. Santorini by Georgios had its last call at 101 Ocean Drive on June 30 and announced a move to the Gale. The hotel's dining page now lists Santorini with meal hours and a menu, although no first-service date has been published.
Here is where things stand at each address as of the end of September:
| Address | What closed or paused | What's there or coming |
|---|---|---|
| 2201 Collins Ave. | Mr Chow, Mary Lou's, the W South Beach | Waldorf Astoria Miami Beach, planned for Winter 2027 |
| 2216 Park Ave. | Las' Lap, paused June 28 | Casa Rassi café in the lobby; hotel sale reported |
| 1690 Collins Ave. | Medium Cool, final night Aug. 22 | Santorini by Georgios, listed on the Gale's dining page |
| 1022 Lincoln Rd. | Issabella's, final service Aug. 30 | Balan's, return scheduled Sept. 17 |
| 820 Alton Rd. | Stormy Monday pop-up, paused July 26 | Stormy Monday, now permanent, reopened Aug. 6 |
| 1600 Lenox Ave. | Yardbird, closed Aug. 5 | No announced plan |
Balan's is the clearest example. The Balan family opened their first U.S. location on Lincoln Road in 1997, after starting the business in London in 1987. They spent more than two decades on the pedestrian mall before replacing it with Issabella's, which opened December 17, 2021. Issabella's served its last meal August 30. Second-generation owners Jonathan and Keva Balan then scheduled Balan's to return to 1022 Lincoln Road on September 17. Brunch runs every day until 4 p.m., and happy hour runs from 3 to 6 p.m. seven days a week. Eggs Benedict, Belgian waffles, the Balan's burger and fish and chips are back on the menu, along with planned sunset events with music on the patio. The family told New Times that "it feels like Balan's is coming home."
Stormy Monday went from temporary to permanent. James MacInnes opened the cocktail bar at 820 Alton Road in March as a five-month pop-up, and in July it posted what read like a goodbye on Instagram. It closed July 26 to refresh the space and menu, then reopened August 6 as a permanent bar. Casa Rassi made the same move from pop-up to permanent café a few weeks later.
The most anticipated opening of the fall also comes from a familiar team. Zebra Club is expected to open in October beneath the Townhouse Hotel at 150 20th Street. Its partners include James Beard Award-winning chef Michelle Bernstein, cocktail expert Naren Young, and Dan Binkiewicz and David Martinez, whose earlier bars include Schmuck, Café La Trova, Sweet Liberty and Medium Cool. The plans call for crystal chandeliers, red semicircular banquettes, a marble-topped bar and tuxedoed servers with a martini cart. Earlier reporting gave September as the target. The date has since moved to October, and the bar's own site still says "opening soon."
The oldest name of all spent the summer celebrating. Mac's Club Deuce at 222 14th Street marked its 100th anniversary with a free block party on Saturday, September 5, with bands, DJs and a charity raffle running from 4 to 11:30 p.m. The bar dates itself to 1926. New Times notes that the records are unclear and that some publications put its true opening after Prohibition ended in December 1933.
New arrivals are coming too, and where they are opening matters. Ukiyo is expected in mid-October at 818 Lincoln Road. The 7,431-square-foot restaurant is built around a custom conveyor belt for kaiten sushi. Executive chef Nono Shigetomi's menu also includes tableside kamameshi, robata skewers, paitan ramen and dumplings served from a roaming cart. Across the street, Sulta Rosa has been serving coffee and desserts at 821 Lincoln Road since July 7. Its founders include "Dancing with the Stars" pros Daniella Karagach and Pasha Pashkov and Miami local Emanuel Rich.
Royale Pizza Napoletana is set for October at 1680 Meridian Avenue, a short walk from Lincoln Road. It will be Florida's first Tokyo-style Neapolitan pizzeria. Tokyo pizzaiolo Bungo Kaneko, known as Chef Bun, helped define the style at Savoy in Tokyo and will bring his 30-hour fermented dough, along with antipasti and house-made pastas.
Neither of these depends on a hotel. Ukiyo, Sulta Rosa, Royale and Balan's are all within a few blocks of each other on and around the Lincoln Road mall. This summer, the corridor with the steadiest signs of new business was the one where restaurants sign their own leases.
These are the confirmed dates and expected windows for the coming month:
Several South Beach addresses head into the season without an answer. La Grande Boucherie, the Parisian-style restaurant that opened at 81 Washington Avenue in January 2025, still calls its closure a "brief seasonal pause" on its own site. No reopening date has been announced, even though the Greater Miami Convention & Visitors Bureau listed it as a 2026 Miami Spice participant. Las' Lap has not announced a new location.
Yardbird closed its original location at 1600 Lenox Avenue on August 5, after 15 years. The company has since filed for Chapter 11 protection in Delaware as it prepares for a possible sale. Its restaurants in Dallas, Washington, D.C., and Chicago are expected to keep operating during the process, and no Miami reopening has been announced.
Two long-running late-night spots closed outright. Sultan served falafel, kebabs and pizza until 5 a.m. at 1903 Collins Avenue from 1988 until this summer, and its owners gave no reason for closing. Sugar Factory stopped operating at 507 Española Way by early August, ending a Miami Beach run that began in 2015 at Hotel Victor on Ocean Drive. The coverage doesn't mention a replacement tenant for either space, while the hotel properties are on the timelines their owners set. The next openings on those blocks will depend on who signs the leases.
When a building's future decides what happens on the ground floor, that also shapes what living near it is like, and those details rarely show up in a listing. If you'd like to talk through what changes on Collins or Lincoln Road mean for a building you own or are considering, Gina Kirkpatrick is glad to compare notes over coffee at one of the cafés still open.
